Couples Embrace Community Living in New York’s Edge-on-Hudson
Two couples from Generation X are redefining their living situations as empty nesters by embracing community-oriented living in the new Edge-on-Hudson development in Sleepy Hollow, New York. As they transition from family homes to more accessible spaces, both couples are prioritizing vibrant communities that allow for social interaction and convenience.
Stephanie and Andrew Falk, along with Judy and Steven Cooperman, found themselves at a crossroads when their children left for college. The Falks, originally from Edgemont, New York, had enjoyed nearly 30 years in their suburban home but sought a more urban lifestyle. Stephanie dreamed of returning to the city, while Andrew valued the green space offered by their current residence. The couple decided to compromise by selling their historic home and relocating to a walkable area within Westchester County.
In the spring of 2024, while enjoying a round of golf, the Falks discussed their housing search with the Coopermans, who were also looking to downsize. The Coopermans were considering Edge-on-Hudson, a mixed-use development that piqued the Falks’ interest. The project, still under construction, promises a blend of residential options and communal spaces, catering to their desire for an active lifestyle.
The new homes offer amenities such as elevators for accessibility, ensuring that aging parents can visit comfortably. The couples are enthusiastic about the potential for social engagement in a community designed to foster connections. Stephanie emphasized the importance of being surrounded by like-minded individuals, stating, “I just believe fully in community.”
The Edge-on-Hudson development is set to span 70 acres and will feature nearly 1,200 residential units, including townhomes, condos, and apartments. The project also includes a grocery store, park, and hotel, transforming the site of a former General Motors assembly plant into a vibrant living space.
Both couples have successfully sold their previous homes for amounts exceeding their investments in the new properties, which start at approximately $1.6 million. The Falks and Coopermans are part of a growing trend among Gen Xers and baby boomers seeking active communities without fully committing to retirement living. Judy Cooperman described their situation as “right-sizing,” highlighting that while the square footage remains similar, the lifestyle shift aligns better with their current needs.
Living near friends and potential new acquaintances is another appealing aspect of the development. As the Coopermans prepared for their move, they sold or donated much of their furniture, which Judy described as a liberating experience. Both couples have already begun to socialize more frequently, transitioning from occasional golf and tennis games to spontaneous walks together. “It’s very easy to just say, ‘Hey, you want to go out for a walk?'” Judy shared.
As they settle into rental apartments until their townhomes are completed, the excitement for their new community is palpable. The atmosphere at Edge-on-Hudson is welcoming, with Judy noting that “people are friendly. People are out a lot.” This vibrant community dynamic evokes memories of college life, where everyone is eager to connect and build friendships.
In a housing market characterized by rising costs and demand, these couples have found a unique solution that allows them to enjoy an active lifestyle surrounded by community. The journey toward their new homes reflects a broader trend among those who, like the Falks and the Coopermans, are seeking a fresh start in a familiar yet invigorating environment.
