Spring Street, downtown Los Angeles. This significant move will accommodate the Federal Public Defenders in the Central District of California, with plans to relocate by the first quarter of 2027.
This new lease marks a pivotal step for the GSA, as it aims to enhance accessibility to vital legal services. The building’s strategic location provides close proximity to courthouses, making it a prime choice for the Federal Public Defenders. “The GSA was attracted to the building due to its proximity to courthouses, landlord’s ability to fund and perform tenant improvements and overall competitive economics on the lease,” stated Peter Hajimihalis, a senior managing director at JLL.
The 145 S. Spring Street site, spanning 243,749 square feet across ten stories, boasts stunning views of downtown Los Angeles, impressive lobbies, and ample parking options. Howard Traul from JLL’s Government Investor Services team played a crucial role in finalizing this deal with the landlord, Onni Group.
JLL’s team, including James Malone and Dana Vargas, along with the landlord’s in-house leasing experts, Neal Linthicum and Malcolm Kluth, demonstrated exceptional coordination to secure this lease. The GSA was represented by Timothy Pavek from Carpenter/Robbins Commercial Real Estate Inc., highlighting a collaborative effort in this significant transaction.
